Is a modular home the same as a transportable or a donga?
No. Our homes are permanent dwellings on permanent footings, built to the National Construction Code and achieving a 7-star NatHERS rating as standard. The difference is where they are built, not what they are.
How long does a build actually take?
Three to six months from approval to handover for most residential designs. The variable is usually approvals and site works rather than the build itself, which is why we start those in parallel.
Can I change a standard design?
Yes, at the design stage. Every design in the range can be adapted, and our Customised Premium service starts from your brief rather than ours. Changes after documentation is signed off are harder and more expensive, so we front-load that conversation.
Do you handle council approvals?
Yes. We prepare and lodge the building permit documentation with your local government and manage requests for further information through to approval.
What about finance? Do lenders treat modular differently?
Most Australian lenders are comfortable with modular construction, though progress payment schedules differ from a traditional build because much of the value is created off-site. Talk to your broker early and we will supply whatever documentation they need.
Why steel framing instead of timber?
Steel does not burn, does not feed termites, and does not shrink, swell or twist with the seasons. In a state with real bushfire, termite and cyclone exposure, we take the view that the frame is the wrong place to save money.
Can you build in a cyclone or bushfire area?
Yes. Our frames are engineered for cyclonic conditions up to Category 4 and certified for the wind region your block sits in, with bushfire construction rated up to BAL-40.
How far will you deliver?
Across all of Western Australia, from Perth metro to the Kimberley. Transport, permits and craneage are planned into the program from the outset.
What happens if something is wrong after handover?
Our maintenance coordinator is your contact after settlement. Statutory warranties under the Home Building Contracts Act apply to residential work, and defects raised in the defect liability period are rectified without charge.
Can I visit the factory during my build?
Yes. Factory visits can be arranged by appointment at any stage of construction. Most clients find seeing their frame go together the moment modular stops feeling abstract.
